Originally designed by Eric M. Nichols in the 1940s and later home to Coty, the Bowden cable factory carried real heritage weight. Across a 24-month transformation, Orwell restored the original façade, re-clad it in natural zinc sourced from France, and built a curved structural steel roof of more than 500 individual members, finished in pre-weathered zinc laid as a folded double-lock standing seam. Behind it sit four open-plan commercial levels, a landscaped garden of 13 palm trees and a central atrium drawing daylight through the building.
